Rental Policies
1.Payment: A deposit of half of the rental amount is due when reservation is made. We accept Visa, Mastercard and Discover. The final balance is due 30 days prior to your arrival. Acceptable payments include credit card, electronic check, cashier’s check or money order. Personal check will be accepted if received 30 days prior to check-in. Final balance includes a total of 11.00% state and room tax, damage deposit or $60 Damage Waiver Fee and a $70 processing fee. If reservation is made less than 30 days prior to arrival, payment is due in full at the time of the booking.
2.We
rent to families, married couples and responsible adults who are 25 years or
older. For group rentals, everyone must be at
least 25 years or older. We do not allow any Senior Week rentals. Guest shall not sell or assign this agreement
or sublet the property or any part. The person listed as Guest on the Lodging
Agreement must be present at the property at all times.
3.Guest
Lodging Agreement: Guest must sign the Guest
Lodging Agreement and return to Sheppard Realty Rentals, Inc within 48 hours or
agent reserves the right to cancel.
4.Accidental
Damage Fee Program: The signing guest
of the property is financially responsible for any damage to a property,
whether made by himself, his family, or his guests. We have implemented a
policy to relieve you of the worry of any accidental damages. A $60
non-refundable Accidental Damage Fee will be added to your reservation. We
realize accidents happen and this will eliminate the possibility of charges for
minor accidental damages. This covers accidental damage up to $2,000. The
signing occupant is still be responsible for damages that are deliberate.
5.Cancellation: All cancellations need to be made in
writing. Any cancellation after the first 24 hours of booking will be subject
to regular cancellation and will result inthe loss of that deposit, unless Sheppard
Realty Rentals is able to re-rent the property. If re-rented, a 15% service
charge of the total rent will be charged and the balance of the deposit will be
refunded to the lodger. Unless notified, guests arriving more than twenty-four
hours late will lose all deposit money and forfeit all rights to the property.
Properties cannot be exchanged or transferred for other properties. If final
balance is not paid 30 days prior to your arrival date, Sheppard Realty
Rentals, Inc reserves the right to cancel. No refunds due to "Acts of
God."
6.Check-In
Time: Check-in time is
3 PM. You may go directly to your property starting at 3 PM. As a courtesy, we
make every attempt to have your property ready early but it is not guaranteed.
You will receive a text message if your property is ready earlier than 3 PM.
7.Check-Out
Time: Check-out is 10
AM. Prompt check out is expected. Please leave all keys, pool tags and parking
permits in the property prior to leaving. If any of these items are not found
upon inspection, you will be charged for any replacements.
8.Cleaning: Cleaning teams must occupy the unit
sharply at 10 AM to properly prepare the property for the next guest. Please
cooperate by leaving promptly.
9.Linens: All properties have comforters, pillows,
dishes, flatware, cooking equipment, a microwave and toasters. You are
responsible for bringing your own linens, light blankets, towels, extra
pillows, personal toiletries and cleaning/laundry supplies. You may also
contact Ocean City Beach & Linen Rentals at 410-524-7057 for sheets, pillowcase
and towels.
10.Beach
Chairs and Beach Blankets: These
are not supplied in most properties. Please bring these items with you. Beach
chairs and umbrellas can be rented from the many beach stands located on the
beaches in Ocean City. They can be rented hourly, daily and weekly.
11.No pets
and no smoking in any property.
12.Parking:
Parking is very
limited in Ocean City. Most buildings have assigned parking for 1-2 cars and
cannot assign more passes. VANS, CAMPERS & TRAILERS are not allowed to park
in building parking lots. Guests must abide by all building parking rules.
13.Grills:
Grills of any kind are
not allowed on balconies or decks of multiple-unit buildings according to the
fire ordinance.
14.Noise
Ordinance: Loud music, loud noises
and parties are a violation of the local ordinances and are a violation of your
lease.
15.Clothesline
& Towels: Condominium
rules do not allow towels hanging over the balcony or clothes hanging from
homemade clotheslines.
16.Swimming
Pools: Most outdoor
pools are open from Memorial Day to Labor Day. Some indoor pools are open only
on weekends during the offseason. Children who are not toilet trained are not
allowed in most condominium pools.
17.Boat
& Trailer: If you are
bringing a boat and trailer, please be aware that Ocean City ordinance
prohibits the parking of a trailer on city streets and most condo associations
will not allow parking of boats or trailers on their lot.
18.Mail: If you must have mail or packages sent
to you while vacationing in Ocean City, please have it sent to SHEPPARD REALTY
RENTALS with your property listed. Please do not have it sent directly to the
property.
19.Items
Left Behind: Please check the
property thoroughly for your personal belongings before checking out. Sheppard
Realty Rentals, Inc is not responsible for items left behind.
20.Printing
Errors: Great care has
gone into the preparation of this website however, some printing errors may
occur. SHEPPARD REALTY RENTALS, INC will not be responsible for these errors
