With 2,570 square feet of thoughtfully designed living space, this four-bedroom, three-bathroom condo comfortably sleeps up to twelve guests and is ideal for large families or multi-generational getaways. Located near the Delaware line, you’ll enjoy a quieter North Ocean City setting while still being close to restaurants, shops, and easy beach access. The expansive 37-foot balcony stretches across the living area, offering some ocean views and the perfect place to enjoy morning coffee or unwind after a sun-filled day. Inside, the oversized living room features crown molding, a cozy gas fireplace, a queen-size sleeper sofa for additional guests, and ample comfortable seating to gather together. The updated kitchen is equipped with stainless steel appliances and generous counter space, making meal preparation easy whether you're cooking for a crowd or just reheating boardwalk treats. Just off the kitchen, the large dining area includes two tables plus barstools at the counter, giving everyone a place to sit, eat, and reconnect after a full day at the beach. The spacious primary suite is designed for true relaxation, offering a king bed, ceiling fan with light, sliders that open onto the deck with a side view of the ocean, and a luxurious ensuite bath complete with a stand-up shower, jacuzzi tub, and double vanity. The second bedroom also features a king bed, ceiling fan, private balcony access, and its own bathroom with a stand-up shower. Bedroom three offers another king bed with a ceiling fan and direct access to the hall bathroom with a tub/shower combo. The fourth bedroom is perfect for kids or extra guests, with a full bed, a single trundle, and a separate single bed, along with a ceiling fan, and it shares the hall bathroom. All bedrooms include TVs, and new flooring in the bedrooms is scheduled for February 2026, adding even more fresh comfort to this already inviting space. Island Breeze offers desirable building amenities, including an outdoor pool, sundeck, covered parking, and elevator access. This unit includes three permitted parking spots, a linen package for added convenience, and access to a storage locker with some beach equipment to make your beach days even easier. Spacious, well-cared-for, and perfectly located just off the sand, Unit 106 delivers a relaxing luxury experience designed for making lasting family memories. Within five blocks walking distance, guests can enjoy casual favorites like High Stakes Bar & Grill on 137th Street and The Crab Bag for local seafood staples, while the nearby Delaware border makes exploring Fenwick Island shops and restaurants quick and convenient. This property rents Saturday to Saturday during prime season and offers a three-night minimum in the off-season. The owner will supply sheets and towels; however, all soaps and paper products are supplied by the guest. This property is Non-Smoking/ Non-Vaping and No pets, please. Property owner does not permit group rentals to guests under the age of 25. The property owners we represent do not permit reservations for groups such as high school or college graduates. Reservations obtained under false pretense will be subject to forfeiture of all monies and Guest will not be permitted to occupy the premises. |
| Owner of the above Property, by Central Reservations, Inc., its Agent, in consideration of payments provided, does hereby grant a non-exclusive revocable Lodging Agreement to Guest for the above period and subject to the following terms and conditions. |

| Central Reservations, Inc. has an Agency relationship with the Owner of this Property. Agent has been hired and paid by Owner for the services rendered and will be representing the best interest of the Owner in all negotiations regarding this Lodging Agreement (hereinafter "Agreement"). |

| SECURITY DEPOSIT WAIVER PLAN ("SDWP"): |
| This optional Plan protects you from theft or damage which results from an accident within Property due to your inadvertent acts or omissions. The Security Deposit Waiver Plan ("SDWP") does not cover negligent or willful and wanton conduct. For a full description of the Plan, please refer to the enclosed Description of Coverage detailing full terms and conditions that apply. If a Description of Coverage is not enclosed, contact Central Reservations for a copy. You must notify Central Reservations of any damage or theft to Property during your occupancy, or this Plan is void. Payment for the SDWP will not be accepted after Guest occupies Property. If you choose not to purchase the SDWP, a security deposit will be added to the final balance. Some properties only accept a security deposit. Central Reservations receives a fee for this program. |
| SECURITY DEPOSIT: |
| If a security deposit is required, or you choose to pay a security deposit in lieu of the Security Deposit Waiver Plan, it is to secure the faithful performance of Guest's promises and duties contained herein. Said security deposit will be processed within 30 days of check-out date and will be returned to Guest less any costs for repairs, damages or excessive cleaning charges if Property is not left as required by this Agreement. Guest is responsible for reporting any existing damage upon taking occupancy. |
| TRAVEL INSURANCE: |
| Travel insurance is being offered through the Modern Voyage Travel Protection program and underwritten & offered by American Modern. Please note that there are no refunds due to a hurricane or illness, injury or death if travel insurance is NOT PURCHASED. The insurance premium will be billed on renter's initial deposit and is 7% of the total trip cost. For more detailed information, please call the American Modern policy and coverage questions hotline at 1-888-933-1117. |
| Guest acknowledges travel insurance was offered at the time of the reservation, either verbally or via electronic options. If Guest declined travel insurance, the Lodging Agreement will so note $0.00 in the upper monetary portion of the Agreement. Guest may purchase travel insurance up to thirty days prior to arrival date by contacting Central Reservations at 1-877-736-8621 between 9am-5pm daily.
